FHA Loans continue to offer flexible underwriting standards and low rates to both home buyers and home owners looking to refinance.  However, there are FHA Loan Limits that can hinder some home buyers from obtaining FHA financing.

FHA Loan Limits are set at a minimum of $271,050 in most counties nationwide.  However, many higher cost areas have higher limits, and Colorado is no exception.  Most of the Denver Front Range and the resort areas are at higher FHA Loan Limits.  This is because the limits are calculated based on median home prices for the area, so in an area with higher priced homes, the limit will be higher.

Resort areas such as Aspen, Vail, and Summit County will be at the FHA maximum of $729,750.  This is the highest FHA Loan Limits any county in the country can have with the exception of Hawaii and Alaska, which have their own maximum limits.

High Balance FHA Loan Limits:

Weld County (Greeley):  $417,500

Boulder County (Boulder, Longmont): $460,000

Routt (Steamboat): $675,000

Eagle (Vail): $729,750

Summit (Breckenridge): $729,750

Pitkin (Aspen): $729,750

High balance is defined as an FHA Loan Amount greater than $417,000.  FHA Loan Limits in many counties in Colorado are greater than $417,000, and the above counties are just a few.
